After an intensive preliminary planning phase, the energy-efficient revitalization of the DEVK headquarters on the banks of the Rhine in Cologne began at the end of March 2025. Covering approximately 67,000 m² of gross floor area, the modernization focuses on forward-thinking building physics, with MorgenGrün playing a key role as a project partner. The refurbishment is being carried out in close collaboration with Lengfeld & Wilisch Architekten BDA.

Modern technological strategies further support the sustainable energy supply of the refurbished building. The energy concept is centered around advanced solutions that leverage natural resources, intelligent greenery, and digital planning:
- Energy supply: A large-scale heat pump system utilizes the nearby Rhine River as a renewable energy source – a smart concept that not only supports heating but also enables passive cooling via groundwater.
- Photovoltaics and greenery: Extensive PV installations on rooftops and wide-ranging greening measures – including green roofs, technical structures, and vertically planted façades – reduce energy demand and contribute to stormwater retention.
- Digital surveying: A comprehensive digital model and strategic component inspections laid the foundation for long-term energy optimization, helping to reduce CO₂ emissions by 25 kg/m² per year.
