Develop Your Portfolio With Us: Sustainable and Modern

The greatest lever for CO₂ reduction is the modernisation of existing buildings

Climate-Neutral Modernisation of the Building Stock – One of the Most Important Tasks of Our Time

How You Benefit From MorgenGrün

The future is the modernization of existing buildings. To sustainably modernize your property, we optimally combine efficiency measures and renewable energies—ecologically compatible, economically convincing, and technically innovative.

The building stock accounts for approximately 35 per cent of Germany's final energy demand and is responsible for nearly one – third of CO₂ emissions. Since around 90 per cent of existing buildings are expected to still be in use by 2050, it is important to modernise them in a climate-friendly way.

This can be achieved through efficient heating, cooling, and fresh air supply systems, as well as the use of renewable energy sources. However, selecting the optimal measures is complex due to the vast number of possible combinations and various external factors, requiring extensive experience and expertise.
At MorgenGrün, we take an integrated approach to modernising building envelopes, optimising operations, and upgrading technical systems. We consider economic, ecological, and technical factors, strategically combining measures in insulation, energy generation, storage, and distribution to maximise synergies.

Demand and Location Analysis: What's Inside Your Building

  • We assess the energy status of your property regarding the building envelope and systems technology and determine heating, cooling and electricity requirements in high temporal resolution. This inventory analysis forms the basis of every refurbishment.
  • We carry out potential analyses based on an examination of the centralised and decentralised renewable energy sources at your location.
  • We work with you to define short and long-term emission reduction targets and plan suitable measures.

Energy Design and Energy Master Plan: How to Make Your Building Climate-Neutral

  • We show you how you can use energy more efficiently and integrate renewable energies from insulation and system operation to the modernisation of heating, cooling and ventilation systems and the installation of photovoltaic systems.
  • We develop efficient energy concepts and optimise investments. This approach ensures sustainable operation and the future viability of your building through reduced operating, energy and life-cycle costs.
  • As part of a transformation concept, we develop a holistic strategy for decarbonising and improving the energy and resource efficiency of your property.
  • We draw up an energy master plan with a project schedule and prioritised modernisation measures.
  • We use various simulation and optimisation tools and continuously develop them further. We use these to analyse the effects of the energy supply, building envelope and technical equipment. And evaluate design variants, materials and systems to find the best solutions for your property.

Audit – Proof From the Start: Fulfill Legal Requirements and Report Obligations

  • We support you with your sustainability reporting.
  • We help you to implement the requirements of the 'Gebäudeenergiegesetz' (GEG) (e.g. monitoring system).
  • We discuss with you where your building stands on the decarbonisation path and what you need to do to ensure that your building retains its value.
  • We help you find your way through the jungle of subsidies and apply for funding – whether BAFA, BMWi or KfW.
  • We will guide you through your modernisation project: Our accredited energy efficiency experts and energy auditors are listed in the German Energy Agency's (dena) list of experts for federal funding programme.
