Why did you decide to spin off the innovation department of ZWP as an independent brand? What strategic advantages does this bring for ZWP and MorgenGrün – and for your clients?

Mirjam Borowietz: By spinning off MorgenGrün, we gain the freedom to fully focus on new technologies and sustainable real estate concepts. This allows us to advise our clients more precisely and develop tailored solutions. At the same time, ZWP remains a trusted planning partner for technical building equipment. We function like two perfectly interlocking gears: ZWP forms the stable foundation, and MorgenGrün is the engine of innovation.

How does this decision help you pursue the climate goals of the real estate industry more effectively?

Hans-Joachim Kloth: With MorgenGrün, we can drive research and development projects forward much more intensively – and bring innovations into practice faster. This accelerates the shift towards climate-friendly construction and energy concepts. In doing so, we make a significant contribution to CO2 reduction in the real estate industry – together with our clients.

What overarching goals are you pursuing with MorgenGrün?

Mirjam Borowietz: With MorgenGrün, we aim to intelligently combine sustainability and economic efficiency in the real estate sector. Our ambition is to set new standards in energy-efficient planning, strengthen the circular economy in construction, and strategically deploy digital solutions. We specifically help our clients position themselves securely in the face of regulatory requirements and their own sustainability goals.

How does MorgenGrün differ in its working approach and philosophy from ZWP?

Hans-Joachim Kloth: MorgenGrün works even more interdisciplinary and exploratory. While ZWP is known for traditional engineering services, MorgenGrün focuses specifically on strategic consulting, employs agile methods, and develops forward-thinking construction and technology concepts. Our goal is to lead the way as a pioneer of innovation in the real estate industry.

What new or expanded consulting services can you offer through MorgenGrün that didn’t exist before?

Mirjam Borowietz: With MorgenGrün, we specifically advise on sustainability and digitalization – from planning to operation. This includes lifecycle analyses, ESG strategies, circular building concepts, and digital twins for efficient building operation.

What innovations – such as new technologies or digital solutions – are currently a particular focus of your work?

Hans-Joachim Kloth: Right now, our focus is on AI-driven simulations, IoT solutions for smart buildings, and innovative energy concepts – including the integration of hydrogen technology and adaptive façade systems. The goal is to integrate ecological effectiveness and technical efficiency more closely.

In your mission statement, you mention ecological and social responsibility – how do you implement this in practice?

Mirjam Borowietz: We consistently focus on sustainable materials, low-emission processes, and intuitive, user-friendly designs. Buildings should serve people – not the other way around. This applies both to their ecological quality and their practicality for everyday use.

What role does digitalization play in your strategy for sustainable buildings and properties?

Hans-Joachim Kloth: A central role! Digital twins, and in the future, AI-driven optimizations, allow us to manage energy flows and resources more efficiently – a key lever for greater sustainability in building operations.

How do you want to shape the real estate industry in terms of sustainability in the coming years?

Mirjam Borowietz: Our approach is holistic: we combine innovation, sustainability, and economic efficiency. Through practical research, resource-conserving technologies, and intelligent usage concepts, we aim to actively support the industry in becoming more environmentally friendly and future-proof. Our goal is to set new standards – not with a wagging finger, but with tangible solutions.

If you could look into the future, what challenges do you currently see in sustainable real estate development?

Hans-Joachim Kloth: Right now, we see three main challenges: regulatory uncertainties, high investment costs, and an increasing shortage of skilled workers. But we also see opportunities in these challenges, as those who can provide innovative solutions will be ahead of the curve.

Given the shortage of skilled workers, how do you plan to attract and retain talent for MorgenGrün in the long term?

Mirjam Borowietz: We offer more than just exciting projects – we offer orientation. Anyone joining MorgenGrün will be part of a team that works with conviction on sustainable solutions for the real estate world. In addition to flat hierarchies and an inspiring work environment, we place great importance on personal development and targeted training.

Our goal is not only to create jobs but to provide a professional home where people can grow – both professionally and personally.
